Our philosophy is to use the Village Comprehensive Plan along with our Village Code, current judicial case law as well as New York State SEQR laws and the Open Meeting Law to maintain and enhance the historic character of our Pittsford Village. Keys to that character include:

  6. A recognition that our village requires sensitive planning and zoning to preserve its unique historic character

Planning Board

145-65 Purpose:

The Purpose of site plan approval is to determine compliance with the objectives of this chapter in those zoning districts where inappropriate development may cause a conflict between uses in the same or an adjoining zoning district by creating unhealthful or unsafe conditions and thereby adversely affect the public health, safety and general welfare.

145-66 Planning Board authorized to review.

The power to approve, or approve with conditions, site plans as required by this article is vested in the Planning Board. In each case where a building, structure or change of use or alteration thereof is proposed in a B-1, B-1A, B-2, B-3, M-1, M-2, or MR District, or before any subdivision plat or any part thereof may be filed in the office of the Monroe County Clerk, the proponent thereof shall submit to the Planning Board a site plan with supporting documentation, as is required by this article. All site plan information and dwelling designs shall be prepared by a licensed architect or engineer. All plans shall show the seal and signature of said architect or engineer. In addition, the architect or engineer shall submit to the Village a signed affidavit that the plans for the project were prepared by said architect or engineer, his employees or by and agency of the federal, state or local government. No building permit shall be issued except in accordance with the standards and procedures set forth in this article.

 

Zoning Board

145-1 Title, Purpose

A. Title. This chapter shall be known as the "Zoning Ordinance of the Village of Pittsford, Monroe County, New York."

B. Purpose. The provisions of this chapter shall be held to be minimum requirements adopted for the promotion of public health, safety, morals and general welfare and the conservation of property values throughout the Village of Pittsford. These provisions are intended to provide adequate light , air and convenience of access, to secure safety from fire and other hazards and to prevent undue concentration of population by regulating and limiting the height and bulk of buildings, limiting and specifying the size of yards, courts and other open spaces, controlling the density of population and regulating and restricting the location of trades, industries and buildings designed for a specific use.
